Dromana Township Plan and Residential Investigation Report
The Dromana Township Plan and Dromana Residential Investigation Areas Report set out the long-term strategic vision for the potential scale and form of buildings within the Dromana town centre and surrounding residential areas.
Some of the topics considered by the plan and report include:
- heights and setbacks
- view lines and vistas
- existing and future built form precincts
- areas of potential change
- key sites.
Council resolved at its Planning Services Committee Meeting on Monday 20 August 2018 to adopt the Dromana Township Plan and the Dromana Residential Investigation Areas Report following a six-week public exhibition period of both documents in draft form across May and June 2018.

Both the plan and report primarily aim to address the lack of building controls across specific areas of Dromana in order to guide future development of private land.
Key Recommendations
Some of the key recommendations of the plan are as follows:
Town Centre
- Reinforce the prevailing coastal township streetscape character of Dromana.
- Maintain the low scale built form character of Dromana.
- Protect key views from the foreshore, across the town centre towards Arthurs Seat.
- Strengthen Pier Street as the ‘heart’ of the township.
- Create a secondary laneway network.
- Transition built form to abutting residential zoned land.
Surrounding Residential Area
- Preferred 2 storey (9 metre) maximum building height.
- Design controls specific to the varying individual characteristics of residential areas within the study area, including:
- Preferred external materials that reference the coastal environment.
- Low permeable front fencing.
- Native landscaping with front setbacks.
- Rear 5 metre setbacks.
- Roof configurations to adopt a pitched or skillion profile, discouraging flat roofs.
Dromana Residential Investigation Areas
The report is specific to two residential areas separate to that considered by the plan.
Some of the key recommendations of the report are as follows:
- 2 storey (8 metre) maximum building height.
- Design controls specific to the varying individual characteristics of residential areas within the study area, including:
- Preferred external materials that reference the coastal environment.
- Low permeable front fencing
- Retain spacious feel characterised by garden areas.
- Rear 5 metre setbacks.
- Minimum subdivision lot sizes.
- Minimum subdivision lot sizes.
